The home inspector finds problems that could become issues during negotiations with the buyers and reduce the list price. This preinspection gives the buyer a chance to tackle them before the house goes up for sale.
A lot of real estate agents have problems with this concept, because the more a seller knows, the more the seller legally has to disclose. If the seller fails to disclose, the buyer will have more ammunition to take to court, but trying to second-guess buyers is not your real goal.
