If the agent is savvy and not shortsighted, they will use this first contact to expand knowledge of the neighborhood as well as develop a relationship with you. A good agent will know what is selling and what isn’t, both now and over time. If having a deck is what buyers seem to want, then the agent will know, right down to the size and the kind of wood.

Ask the agent to recommend a couple of home inspectors, but here’s a caveat: inspection companies have been pushing “preinspections” to people planning to put their houses on the market a few months down the road.

The home inspector finds problems that could become issues during negotiations with the buyers and reduce the list price. This preinspection gives the buyer a chance to tackle them before the house goes up for sale.

A lot of real estate agents have problems with this concept, because the more a seller knows, the more the seller legally has to disclose. If the seller fails to disclose, the buyer will have more ammunition to take to court, but trying to second-guess buyers is not your real goal.
