Unless you are rebuilding after a fire, don’t load your plate with too many projects at once. Some people think that enduring massive dislocation for a little while is better than having to live through a series of upheavals. That argument seems valid.However, because you as the homeowner must maintain control of the renovation process at all times, doing one project at a time—or a couple of related projects—is the wiser course. You need to fight the urge for immediate gratification.
Now that you have an idea of what is hot, it’s time to determine what’s not, and that is a house in which maintenance has been deferred. High-end buyers avoid houses needing lots of work.
At the same time, low-income and moderate-income people often don’t have the resources to bring the house up from the depths. And, frankly, do you want to live in a house that only the Addams Family or the Munsters would find comfortable?
First, contact a real estate agent who focuses on your area and invite the agent over to chat and look at your house. Don’t worry about the commission or making a commitment to the agent to sell your house when the time comes.
